The United States is also at nuclear war with the world because everyone in the county are well-fed and have money while there are others in the world that are dying daily from starvation and are in poverty. In our world, poverty and hunger are things people struggle with, but they are problems in the United States as well, so we do not face the same reality Montag’s country does. While our society doesn’t neglect and burn books out of ignorance, censorship is still used in the form of banning certain books. Many parents don’t allow their young children to read violent books, which is normal and practical, but banning books from high school students is a different story. Teenagers are more mature than seven year-olds, and so are able to read more complicated and can handle more controversial topics. There’s no use in shielding teenagers from things they will learn and possibly experience soon enough. Adults happening around them daily. It’s better to have young adults that are educated and aware of these things than not. Making teenagers unaware of their surroundings is only going to end up hurting them when they grow up and can see it happening. Many of these kids are already experiencing some of these things, like violence, drug or alcohol abuse, or even racism. You can’t cover this up and lie to kids about the things they know about and struggle with. Reading about the problems of people in books can also help teenagers later in their lives. There are books that are banned for things like suicidal content and LGBTQ content. Many teenagers can relate to and also face the internal struggles of characters, including depression. Other people deal with addictions to drugs or alcohol, and reading about other people with the same problems can help them get through it. As the world changes, kids need to be made aware of society around them, and all it involves. Too good to last, Elvis’s blood levels were all out of whack and his weight was back on the decline by mid January. I was forced with the toughest decision I’ve ever made. My baby was dying, and there was nothing I could do. The unthinkable soon became a reality and we were forced to say our goodbyes. Oroonoko And Narrator Role In Oroonoko, Behn establishes her authority within the opening lines and consistently reminds her audience of her position as narrator by mentioning her personal role in the story. In the second paragraph, Behn establishes this authority by saying, "I was myself an eyewitness to a great part of what you will find here set down, and what I could not be witness of, I received from the mouth of the chief actor in this history, the hero himself who gave us the whole transactions of his youth...(1867) In this passage, Behn uses first person and testifies that she was indeed a personal acquaintance of Oroonoko. She also says that Oroonoko gave her his life history from his own mouth. The rest of Oroonoko, Behn was herself, "an eyewitness". This also means that the author and the narrator are one single entity. Behn acknowledges that it is she who writes this story, through her own narration. In other words, the narrator is not a character of the story, but the authoritative author. Throughout the first half of the story, Behn maintains an aura of authority through various devices. She speaks to her readers almost as if in an informal conversation, using contractions such as "'em". Behn also frequently uses asides such as in the following, "There is a certain ceremony in these cases to be observed, which I forgot to ask him how performed; but 'twas concluded on both sides that, in obedience to him..." (1872) In this Behn draws her readers into an intimate account of a personal story. To strengthen her position, Behn's account is wrought with detail. One would assume that the readers of her time would be quite unfamiliar with her subject matter, so she seeks to enlighten with descriptions of detail. For example, Behn describes Oroonoko, "[h]e was pretty tall, but of a shape the most exact that can be fancied. The most famous statuary could not form the figure.... His face was not of that brown, rusty black which most of that nation are, but a perfect ebony or polished jet. His eyes were the most awful that could be seen, and very piercing, the white of'em being like snow, as were his teeth. His nose was rising and Roman, instead of African and flat; his mouth the finest shaped that could be seen..."(1871) Without this detail that Behn paints, her readers could not have such a clear picture, but because she was there, she has taken it upon herself to provide her audience with a clear image. Behn also made a statement about Christianity by comparing Oroonoko's morality with that of the Christian men. "For the captain had protested to him upon the word of a Christian, and sworn in the name of a great God, which he should violate, he would expect eternal torment in the world to come." Behn then includes Oroonoko's retort, "Let him know I swear by my honor; which to violate, would not only render me contemptible and despised by all brave and honest men..." (1886) Through Behn's depiction of the two men, the captain and Oroonoko, she expresses the contrasting moral values, thus making a strong point about her own culture. As the author and narrator, she exercises her authority to do so, making simultaneously, a point about her position of authority. Had she not been able to represent, in herself, a position of authority, she would not have taken such a stance. Finally, in the closing lines of her story, Behn acknowledges that she, "by the reputation of her pen" has the authority to convey such a story. In those innocent six words, Behn not only acknowledges her authority of Oroonoko's story, but her own greatness as author as well.

Nike should realize that it is a Global Organization and working globally does not only mean that taking advantage of low cost destination but also taking responsibility of the contractors/employees working in other countries. For example: Pepsi was recently in the news for allegations of having pesticides in the cold drink in India. Pepsi ensured that it has same standard of water purification across the world and not just meeting standards in the Indian Market. Similarly, Pepsi should realize that while they are getting cheap labor in low-cost destinations but at the same time they need to be socially responsible to ensure that the workers get minimum wages and work in conditions that are acceptable in respective countries. 2. What labor standards regarding safety, working conditions, overtime, and the like should Nike hold foreign factories to: those prevailing in that country, or those prevailing in the United States? There need to be combination of standards for Nike. If Nike follows only the standards (wage rates) prevailing in Unites States, it might not be able to enjoy the cost advantages that they are realizing by off shoring manufacturing of shoes. However, if Nike adopts the standards prevailing in the country of manufacturing then it is not able to comply with some of the Human Rights related issues that global organizations should comply with. Hence, it is very important that Nike designs a combination of standards that ensures that workers get at least the minimum wages in the respective country but the working conditions should be acceptable enough for workers to work and the minimum age limit of workers should also be enforced strictly. 3. An income of $2. 28 a day, the base pay of Nike Factory workers in Indonesia, is double the daily income of about half the working population. Half of all adults in Indonesia are farmers, who receive less than $1 a day. Given this, is it correct to criticize Nike for the low pay rates of its subcontractors in Indonesia? The daily wage rate in different countries is fixed by the labor laws in that country. The daily wage rate also differs by the skill of workers, type of city the worker lives/works in and the prices of essential commodities in the city/state. Hence, the daily wage of workers in factories manufacturing Nike shoes may be higher than farmers in the same city/state. If Nike’s contractors are not abiding the minimum wages for the type of skill and working conditions in which these workers work in, then Nike need to be criticized. If Nike’s contractors abide by the minimum wages set by a class of workers depending upon their skill and working conditions, then Nike cannot be criticized and comparing wages of one set of workers with another set of workers like farmers may not be correct. 4. Could Nike have handled the negative publicity over sweatshops better? What might it have done differently, not just from a public relations perspective, but also from a policy perspective? Nike could have handled the negative publicity over sweatshops better from a policy perspective. Nike could have enforced norms for all the contractors, who are manufacturing either shoes or apparels for Nike across countries, to abide by the local rules and also created some new norms that would apply to all the factories that manufacture Nike’s products. Nike should have published the names of all the contractors across countries abiding by the local working conditions and wages. They should have also requested the local labor inspectors in different countries to do an audit of their factories on a regular basis to ensure that contractors comply with the local laws in their respective countries. 5. Do you think Nike needs to make any changes to its current policy? If so what? Should Nike make changes even if they hinder the ability of the company to compete? Nike needs to ensure that all the contractors comply with the wages and local working conditions in respective countries. Nike can do this either by appointing a labor inspector in each of the factories for all the contractors and asking them to report the details of all the workers working in their respective factories and this report need to be reviewed by legal experts at the country level and worldwide level to ensure that all the laws are in compliance by contractors of Nike. Any non-compliance should be considered seriously and serious actions should be taken against all such contractors, which might result in termination of contracts with such factories. In fact, Nike should go ahead and open schools for children of workers working in their factories across different countries to take care of the developments of its workers across the globe. Nike should make such changes even if this means termination of contracts with non-compliance factories or more expenses for development of workers in factories. This is because all organizations in today’s world affect the society and hence they need to be sensitive towards the conditions of the employees and the society. Thus, Nike should engage in Cause Related Marketing (CRM) by ensuring that working conditions are made better in all the factories and also ensuring that developments of workers happen so that they are not devoid of good working conditions, food and respectable wages. 6. Is the WRC right to argue that the FLA is a tool of industry? WRC has claimed that FLA is tool of the industry as they found certain evidence, which were not being followed in Nike’s factories. It may be possible but WRC should provide some time to FLA to ensure that all the factories of Nike are compliant with the local labor laws in respective countries. WRC should audit some of the factories which FLA has declared as compliant with local labor laws to ensure that it is not a tool of the industry. The change management across all the factories of Nike for ensuring compliance will take some time and hence WRC need to ensure that FLA does its job of creating compliance in a foolproof manner. 7. If sweatshops are a global problem, what might be a global solution to this problem? Sweatshops are a global problem as organizations have started working in a global environment. Criminological Theory Essay

Criminological theories are logical facts, which help us in understanding and analyzing crime and their causes. Such theories are formed using statistics, case histories, official records and sociological field methods on criminals and their activities. Criminological theories are mainly focused on crime and its causes. Many psycho criminologists had attributed crimes to personality disorders, psychopaths, sociopaths, and antisocial personalities. Emotional disorders are generally considered as cause for crime, which are mostly rooted in childhood experiences where the criminal attempts a suppressed wish or desire. These theories basically correlate crimes to the psyche of the offender, explains the causes and situation that motivates the offender. All theories have to some extent, a set of assumptions like human behavior under economic and social setups, elements of causation, etc. , based on which facts are interpreted and explained A person takes to crime basically to satisfy his or her demands at that point of time. These demands may be vary from material requirements like money, expensive items or even sustenance and lust. The demands on a person normally depend on the environment they are brought up. It has been widely believed that poverty and slum are the breeding ground for criminals. Thus people from slums would take to criminal activities like robbery and murder to make a living and sustain themselves. This does not mean that they would refrain from crime once they get what they need. As needs are always on a recurring basis, they always have their needs to be met. Seeing the easy way of life, they hang on to it, even offering their criminal services for money. Though they may not be in slums anymore now, they graduate to being professional criminals. Similarly crimes like drunken driving, drug abuse and sexual assaults are more associated with youth because the compulsion to seek them is more among the youth. The urge to seek adventure, try new things and the need for sex are very prominent among the youth. Crimes involving businessmen is more associated with economic and property offenses, forgery etc. Although the methods adopted in execution of their crimes may differ, the intention of all criminals is to get what they seek. Though personal requirements and unavailability to get them legally drive people to commit crime, the hesitance or encouragement to commit crime varies widely. These are more dependent on one’s heredity and body dysfunction. A person’s decision to take to crime or refrain from it, the extent and nature of the crime to be committed depends on their heredity, hormone functioning and neuropsychological disorders. Thus we see mentally affected people turning out to be psychopath killers, killing people mercilessly for no reason. Also the reason why people take to crime is significantly different between men and women. Gender plays an important role in the need and nature of crime committed. Men and women have differing offence rates and offence patterns, both as offenders and as victims. The opportunities and capabilities of men and women for crime are different, which is reflected in their crime pattern. This crime committed for needs satisfaction may be analyzed by determining the needs of the criminal who had committed it. By correlating the crime committed, the risks taken and the gains sought; would reflect how badly the criminal required it. These factors in turn would throw up other details to profile the criminal. However it should be emphasized here that it is not possible for any single theory to fully and perfectly explain every crime or deviant act. A good explanation of the crime can only be got by incorporating various theories. It is unfortunate that criminological theories are never completely supported or refuted. While some empirical tests may support the theory; some might offer partial support while the others might refute the theory. Theories are therefore evaluated based on their ‘weight of evidence’, as to whether a majority of tests support or reject the theory. Crime theories are generally not directly specific to crime causation, but helps to understand crime in a bigger perspective, by being more specific on behavior.

A major part of Title VII is the addition of the way that the Supreme Court infers violations of Title VII in regards to harassment. The term harassment was not even used in the original development of the law but the Supreme Court has set precedent when it comes to employees being made to work in a hostile work environment. According to the Supreme Court, the law has been broken when an employer creates an environment that alters the terms of the conditions of the employment contract. Is Jaws a Horror Movie? First I will highlight the brief journey through the horror genre and the conventions that have developed. Second, I will then show how these conventions are used in the film Jaws. Let’s start with the silent era, an era based on monsters, Frakingstien 1910, Dracula 1912, The Phantom Of The Opera 1925. Without sound, there was a heavy emphasis on make – up, adding to the horror and preparing the first convention, which is the reveal of the monster. Facial expressions and body language played big part in early horror movies as it provided the tension. A second convention was the ‘dark property in the middle of nowhere,’ using isolation as a way to build up tension. John Williams distinctive music playing leaves the audience tense, especially because they can’t see the creature. We cut to the camp fire scene which introduces our first convention, the weak female teenager. A young girl, Chrissie Watkins and Tom Cassidy leave the safety of a camp fire to go swimming in the middle of the night. We are moved from a warm, safe elemental scene to the cold, dangerous and open ocean. The final view of the camp fire is a high shot this gives the audience a feeling that something is watching them. We are left feeling unsettled but excited. The teenagers run the broken fence and now ‘out of bounds’ are they safe? Chrissie runs into the water and the camera angle pans back to show the dark ocean with a buoy floating in the distance. A sultry bell sound ringing out, building up an eerie feeling. In the water Chrissie is presented as a lady even underwater Chrissie appears stunning while swimming. This same shot is Spielberg shows the point of view of the shark. At this point the audience knows something is going to happen and Spielberg builds the tension using John Williams score. Spielberg uses diegetic sounds of splashing and non-diegetic sounds to great effective. The music starts very quietly and slowly. Chen (2003) used the frameworks of cultural and social capital theory to explore factors affecting the academic success of Chinese students in Los Angeles Community College. The results of the study indicated that the aspirations of obtaining a higher level academic degree and then transferring to a four-year college or university were considered as the best predictors of academic success for Chinese international students. Whereas, English proficiency was considered to be a weak factor and social interaction factors were not too much related to Chinese international students’ academic success. Las Meninas Essay Artist Diego Velà ¡zquezYear 1656Medium Oil on canvasDimensions 318 cm Ãâ€" 276 cm (125.2 in Ãâ€" 108.7 in) This is one of Velà ¡zquez`s largest paintings and among those in which he made most effort to create a complex and credible composition that would convey a sense of life and reality while enclosing a dense network of meanings. The artist achieved his intentions and  Las Meninas  became the only work to which the writer on art Antonio Palomino devoted a separate section in his history of Spanish painters of 1724, entitling it  In which the most illustrious work by Don Diego Velà ¡zquez is described.  Since then the painting has never lost its status as a masterpiece. From Palomino we know that it was painted in 1656 in the Cuarto del Prà ­ncipe in the Alcà ¡zar in Madrid, which is the room seen in the work. He also identifies most of the figures of the court servants grouped around the Infanta Margarita, who is attended by two of the Queen`s meninas or maids-ofhonour: Marà ­a Agustina Sarmiento and Isabel de Velasco. In addition to that group, we also see the artist himself working on a large canvas, the dwarves Mari Bà ¡rbola and Nicolasito Pertusato, the latter provoking a mastiff, and the lady-in-waiting Marcela de Ulloa next to a  guardadamas  (attendant), with the chamberlain Josà © Nieto standing in the doorway in the background. Reflected in the mirror are the faces of Philip IV and Mariana of Austria, the Infanta`s parents who are watching the scene taking place. The figures inhabit a space that is modelled not just through the laws of scientific perspective but also through aerial perspective. In the definition of this space the multiplication of the light sources plays an important role. The painting shows a large room in the  Royal Alcazar of Madrid  during the reign of King  Philip IV of Spain, and presents several figures, most identifiable from the Spanish court, captured, according to some commentators, in a particular moment as if in a  snapshot. Some look out of the canvas towards the viewer, while others interact among themselves. The young  Infanta Margaret Theresa  is surrounded by her entourage of  maids of honour,  chaperone, bodyguard, two dwarfs and a dog. Just behind them, Velà ¡zquez portrays himself working at a large canvas. Velà ¡zquez looks outwards, beyond the pictorial space to where a viewer of the painting would stand. In the background there is a mirror that reflects the upper bodies of the king and queen. They appear to be placed outside the picture space in a position similar to that of the viewer, although some scholars have speculated that their image is a reflection from the painting Velà ¡zquez is shown working on. Las Meninas  has long been recognised as one of the most important paintings in  Western art history. The  Baroque  painter  Luca Giordano  said that it represents the theology of painting and in 1827 the president of the  Royal Academy of Arts  Sir Thomas Lawrence  described the work in a letter to his successor  David Wilkie  as the true philosophy of the art. Property tax depends on the value of the property at a certain point of time. Different types of property valuation methods are used in different jurisdiction. Decrease in property value reduces the tax bill. Furthermore, property tax bill varies according to the usage of property such as residential use, commercial use, vacant land etc. In some areas the real estate tax bill is calculated on current value (Burkhauser et al. 2015). Thus, VAT can be imposed on the services of house. In the view of Whiteford (2014), the value of houses fluctuate overtime just like share values. Hence, the home ownership can be considered as saving. As the owner occupied property has characteristics of both investment and consumption, it needs to be taxed from the two ends. If there is decrease in value of land, the land owner may suffer from capital loss, if the land tax would have been declared before. However, in practical, the value of land is non-decreasing as its supply is naturally fixed. Hence, use of land is not likely to be changed after windfall loss. Slack and Bird (2014) cited that, there is externality effect on owners land. If there is external development besides a land, the value of the concerned land increases. In this case, the value of the land increases due to community efforts rather than individual effort. Tax collected from the land thus includes the bene fits accrued by the landowner. Assessment of taxation on investment property Investment property is the property, which is purchased in the motive of profit earning. Rental income is a source of income from investment property. Rental income is taxable at the time of receiving it during a given period. Sale of rental property comes under capital gain or loss. Capital gain on investment property is liable for tax. In Australia, the investment property, building renovation due to profit motive and property used in business are taxed as capital gains tax or goods and service tax (Australia I.C.O.M.O.S. 2015). During the calculation of tax on the capital gain, cost of financing the acquisition and end use of the property needs to be considered. The capital gain from selling property gets tax exemption if gained amount is reinvested in an asset. The amount of tax depends on the time of selling investment property. During valuation of capital gain, difference between initial purchase price of the property and selling price renovation cost and transfer costs are considered (Coffee et al. 2013). Capital gain tax in Australia is calculated by using CGT method and Indexation method etc. Net capital gain is calculated by subtracting total capital loss and any CGT discount from total capital gain during a year (Ato.gov.au, 2016). In Australia, the capital gains tax is charged at standard income tax rate. In the capital gains tax method, capital gain is calculated by deducting cots base from the fair market value of property. The cost base includes acquisition cost of property, incidental expenses of purchase and sale of property and property improvement cost. Cost base cannot be calculated if the property is sold within one year of purchase (Elia et al. 2013). The property indexation method depends on date of purchasing property. There are two criteria of measuring capital gains in Australia. If residents have acquired the property after 21 September in 1999, the discount capital gain or unindexed capital gain is decreased by 50%. Therefore, the capital gain, which is taxable, is 50% of the cost base. The cost base of the assets, which were acquired before 21 September 1999, was indexed as per fluctuation of the CPI in Australia. Effect of taxation on equity Capital gains from stocks and mutual funds are taxed if the income is generated in short term. Long term return from equity is not taxed. Implication of tax is not applicable at the time of investment in shares. Tax is imposed at the time of sale of assets (Crowe 2013). As the public investment is mobilised in the economy for investment in different sectors, it is exempted from tax. However, income generated from sale of assets is liable to be taxed as if it is capital gain. In Australian economy, the repayment for mortgage on housing loan is liable to be taxed (Baranska 2013). The interest earned from the investment property is tax deductible. Equity is taxed if it is used for funding the purchase of investment property. Loan to value ratio and debt service ratio are used in evaluating the effect on equity. Investment in different types of property has different types of risks and values. Therefore, the loan to value ratio differs for different types of assets (Shi and Jou and Tripe 2014). Banks of Australia accepts up to 80% loan to value ratio for residential property and 60-70% for the commercial properties. If the borrower takes a mortgage insurance policy, the lender generally accepts a higher LVR (Chung 2016). The value of equity is therefore calculated as follows. If for example, the current value of property is $800,000 and the mortgage on home is $450,000, then the value of equity on property is $800,000 - $450,000 = $350,000. Now, if the investor finds an investment, which is worth of $500,000, the investor would try to get a loan of same worth. Now the LVR for the investor = ($450,000 + $500,000)/ ($800,000 + $500,000) = 73.08%. As the maximum criteria for the LVR is 80%, the investor will pass in the security criteria. Therefore, the bank may grant the loan to the investor for purchasing the investment property using the equity. The return on equity falls under the capital gains tax (LeBlanc and Matthews and Mellbye 2013). Hence, the standard income tax rate is applicable for the equity. Dividends on equity of a company fall under the corporation tax in Australia. The corporation tax rate in Australia is 28.50%, which is effective from 2015. Moreover, the tax on capital gain depends on whether the property is held on capital account or revenue account. If the property is included in the revenue account, the gains from disposal are calculated with the income of the owner (Peng and Chen 2016). The tax rate on income would be as per owners tax rate. If the property is held in capital account, the net capital gain is added wit h the income of the owner and taxed according to the owners tax rate. Effect on housing prices The housing price in Australia is influenced by the increasing value and cost of the assets. As investment in house is a source of income, return from investment property determines the demand for house (Sim and Krause and Winson-Geideman 2015). However, demand for housing is positively related to rent. There are other factors such as permanent income of the households; availability of credit etc affects the housing demand. The user cost of house ownership depends on real interest rate, asset depreciation and appreciation of housing price. As per reporting, the actual amount of tax on property would be more than the average payment by the residents of the capital city. The report says that imposition of tax would raise the levy by $7bn at the current property price. According to Ferrero (2015), property tax is unavoidable. It is an inevitable part of spending for home owner, as property tax is wealth tax. Property, which is in use, gives service to the user and therefore is liable for GST tax in Australia. There is little impact of property tax on savings and incentive to work. Property tax is a significant source of earning of states. Moreover, property such as building and land is immobile in nature and the demand for real estate is rising with population growth (Paris 2013). Therefore, the prices of property tend to rise. People cannot shift immediately to avoid property taxes. Thus, property tax remains good source of revenue of state government. Increase in stamp duties discourages people to purchase property and restricts the efficient use of property such as land and buildings. Increase in revenues is beneficial for state, as it can use the revenue in improvement of society (Cesa Bianch, Cespedes and Rebucci 2015). Investment in property increases capital of the economy, which is further used in any productive purpose. Effect on society According to World Economic forum report, taxation on housing has mixed impact on consumer spending. Taxes on main dwelling have negative impact on household expenditure. Taxes on residential property have no significant impact on household expenditure. When mortgage debt burden increases, the household reduces their savings. As an impact, total disposable income of individual decreases. Fall in disposable income decreases consumer goods demand of people. Therefore, it may affect the aggregate demand of the economy (weforum.org, 2015). Decrease in consumer spending is regarded as short run cost in the economy. Lower property tax rate encourages the urbanisation in the economy. Rapid pace of urbanisation has positive externality on the surrounding land. Effect of fiscal policy on housing market Fiscal policy of the government can affect the housing market in terms of demand and housing prices. Taxation on property is fiscal policy of the government. Market analysts have predicted that due to effect of Brexit, Australian real estate market will gain from foreign investment. Global investors find it is risky to invest in UK and European market due to after effect of Brexit. Therefore, they tend to invest more in Australian real estate market. Chung (2016) argued that, government fiscal policy may be counter effective in this case. NSW government has taken decision to impose 4% stamp duty on the purchase of residential property by foreign investors. Furthermore, 0.75 % land tax would be imposed on the foreign investor, who owns a residential real estate in Australia. This surcharge is more in Victoria, which is 1.5% to make the real estate market costlier (news.com.au, 2016). This government policy may discourage foreign investment in domestic housing market in Australia. Redu ction in tax cut has positive effect on demand for housing. However, it has negative effect on property investors. Cut in housing prices reduces the capital gain on investment property. Due to lowering interest rate, the revenue of the government has decreased from $8.4 billion during 2011-12 to $3.7 billion in 2013-14 (theaustralian.com.au, 2016). Supply of housing depends on availability of land, cost of construction, profit of the developer and other infrastructure cost such as water, sewerage and transport facility. Demand for housing depends on number of households searching for land, location, transport, income of the households etc. If the government increases the spending to provide better social infrastructure, demand for housing tends to rise. Main agents of the circular flow are producer, households, goods market and factor market. Property sold to the commercial firm, banks or government earns capital gains and rent. Government impose tax using fiscal policy on the rental income. Tax revenue is thus received by government. The tax revenue is further used in economic development. The investment properties are used by different organisation for productive purpose. Final produced goods are received by households through product market. On the other hand banks play important role of resource mobilisation in this sector. Household saves money in banks. Banks mobilise the saving across the economy. A household goes to the bank for getting loan to invest in property. In return, the borrower pays interest rate to the bank. In this way, different agents in the economy are linked with each other. Recommendation Property tax has effect on consumption behaviour of people. In one hand, it is source of revenue to the local government. A better way of property taxation is comparison of property tax with market value of property and not with the GDP of the economy. Inequality in property tax rate decreases the revenue. Property valuation is a complex issue. Therefore, appropriate tax on property needs proper infrastructure. Due to inelasticity of the supply of property and growing demand for land and building, the property price in Australia has growing trend. Demand for supply is growing for residential and commercial purpose. Property tax has both equity and efficiency implications. Therefore, it can be recommended that for proper taxation, property identification, collection of revenue and enforcement are needed. Tax payer may support the government in the context of tax payment if they can feel that they receive required service for property tax from the local government.
